Winter Park prices are rising much faster than the U.S.

Winter Park vs. the rest of the country

The Federal Housing Finance Agency reported U.S. house prices rose just 2.1% year over year through the second quarter of 2026. Redfin put U.S. annual home price growth at 3.7% in August 2026. Winter Park's 43.6% gain, counted by the Real Estate Data Aggregator, is in a different league entirely.

ZIP 32789's median sale price rose 43.6% in the three months ending July 31, 2026, compared with a year before. U.S. growth was far smaller.

Nationally, Realtor.com reported median list prices actually fell 1.3% year over year in August 2026. Winter Park is moving in the opposite direction. For buyers, that gap can open fast when setting a budget.

Homes are taking a little longer to sell. The Real Estate Data Aggregator put the median days on market at 36 days, two days longer than a year before. Not every home sold fast. Still, 11.4% of homes sold above list price, up 3.5 points from a year ago, according to the Real Estate Data Aggregator.

Inventory is growing, too. The Real Estate Data Aggregator counted 193 homes for sale in ZIP 32789, up 21.4% from a year before. New listings came in at 182, up 7.1%. More choices for buyers, but prices have not softened.
