Windermere home prices rose faster than the country as a whole. That is the one fact that matters most right now for anyone who owns here.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. The Real Estate Data Aggregator counted a 5.3% gain in ZIP 34786 over the same stretch. Windermere ran more than twice the national pace.
So what does that mean for you? Local values held up better than the national pace. Waiting did not bring lower prices here.
The median price in Windermere
The Real Estate Data Aggregator put the median sale price at $879,950 in the three months ending July 31, 2026. That is up 5.3% from the same three months in 2025. Nationally, Realtor.com reported median list prices actually fell 1.3% year over year in August 2026. Windermere moved in the opposite direction.
More homes sold, and they sold faster
The Real Estate Data Aggregator counted 214 homes sold in ZIP 34786 in the three months ending July 31, 2026. That is up 13.8% from the same period in 2025. Homes also moved faster. The median days on market fell to 37, which is 6 days shorter than a year before. Supply dropped too, down to 3.9 months from 4.4 months a year ago.
Not every home sold fast, though. The Real Estate Data Aggregator shows 33.5% of listings went under contract within two weeks. That means most homes took longer. Price your home carefully and the numbers work in your favor. Price it wrong and it sits.
What buyers paid versus what sellers asked
The Real Estate Data Aggregator shows the average sale price was 96.2% of list price in the three months ending July 31, 2026. That is up 0.4 points from a year before. Sellers gave up a little ground, but less than they did last year. Only 5.6% of homes sold above list price, up 1.3 points from a year ago. Most deals closed below asking.
One wider note: CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That rate shapes what buyers can afford. It is part of why most sales still close below list.
