Windermere prices rose faster than national home price measures
Windermere prices outpaced the country. That is the one fact that matters most to anyone who owns here.
The Real Estate Data Aggregator counted 214 homes sold in ZIP 34786 in the three months ending July 31, 2026. The median sale price came in at $879,950, up 5.3% from the same three months in 2025. The Federal Housing Finance Agency put the national year-over-year gain at 2.1% through the second quarter of 2026. Windermere ran more than twice that pace.
That gap matters for sellers. It means local values held up better than recent national price growth. For buyers, it shows Windermere still has price support, even without bidding wars on most homes.
Homes sold faster and more of them closed
The Real Estate Data Aggregator shows homes sat on the market a median of 37 days in the three months ending July 31, 2026. That is 6 days shorter than the same period a year before. Not every home sold fast, but the trend moved in the right direction.
Sales volume climbed too. The Real Estate Data Aggregator recorded 214 closed sales, up 13.8% from a year before. Pending sales reached 215, up 2.4%. Those two numbers point the same way: more buyers followed through.
About 1 in 3 homes went under contract within two weeks
The Real Estate Data Aggregator found that 33.5% of Windermere homes went under contract within two weeks of listing in the three months ending July 31, 2026. That share rose 4 points from a year before. It is a sign that well-priced homes found buyers quickly.
Most homes sold below list price. The Real Estate Data Aggregator put the average sale-to-list ratio at 96.2%, up 0.4 points from a year before. Only 5.6% of homes sold above list price, though that share also ticked up 1.3 points. The market is not a frenzy, but it is firmer than it was.
Supply crept up, but not enough to shift the balance
The Real Estate Data Aggregator counted 274 homes for sale in ZIP 34786, up 2.6% from a year before. New listings held at 254, unchanged from 2025. Months of supply came in at 3.9, down 0.5 months from a year ago. More inventory arrived, but demand absorbed it.
One note on the wider picture: CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That rate shapes what buyers can afford. It is worth keeping in mind when you set a price or plan a purchase.
- In the three months ending July 31, 2026, Windermere's median sale price rose 5.3%, more than double the 2.1% national gain the Federal Housing Finance Agency reported.
- Homes sold faster, more of them closed, and supply stayed tight at 3.9 months.
- The market is not overheated, but it is holding its ground.
These numbers cover all of ZIP 34786. One street can read very differently from the whole ZIP code. A block closer to the water, a subdivision with its own HOA, a pocket with older homes, all of those can tell a different story.
