Prices in Lake Nona pulled back. That is the headline. But sales kept moving, which tells a different story than you might expect.

The Real Estate Data Aggregator counted a median sale price of $705,000 in ZIP 32827 for the three months ending July 31, 2026. That is down 10.6% from the same months a year before. So Lake Nona moved against the national grain. For a homeowner, that means price matters more than it did last year.
Here is the part that matters for sellers. The Real Estate Data Aggregator counted 144 homes sold in ZIP 32827 for those same three months. That is up 4.3% from a year before. Buyers are still active. They are just more careful about price.
