Lake Nona prices eased while more homes sold

The biggest number to know: the Real Estate Data Aggregator counted the median sale price in Lake Nona at $680,750 for the three months ending August 31, 2026. That is down 12.6% from the same months in 2025. Prices eased. But homes kept selling, so the market did not stop.

Compare that with the national picture. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Lake Nona moved the other way. That tells you this ZIP code has its own story, separate from broad national headlines.

More homes sold, even as prices dipped

The Real Estate Data Aggregator counted 141 homes sold in ZIP 32827 during those three months. That is up 9.3% from a year before. So buyers were active. They just paid less per home.

Homes are taking a little longer to sell

The Real Estate Data Aggregator put the median days on market at 62 days. That is 9 days longer than the same period in 2025. Not every home sold fast. Buyers had more time to decide.

More choices helped buyers too. The Real Estate Data Aggregator counted 216 homes for sale, up 14.3% from a year before. New listings came in at 154, up 8.5%. Supply grew, and that gave buyers room to negotiate.

Sellers still got close to their asking price

The Real Estate Data Aggregator found the average sale price came in at 97.6% of list price. That is actually up 1 point from a year ago. So while prices fell, sellers who priced well still closed near their number.

Only 4.3% of homes sold above list price, down 5 points from a year before. That is a small share. Bidding wars are rare right now. Most deals landed at or just below asking.

Fewer homes going under contract quickly

The Real Estate Data Aggregator found that 19.2% of homes went under contract within two weeks of listing. That is down 7.5 points from a year ago. Quick sales still happen, but they are less common than before.

Pending sales came in at 130, down 3.7% from a year before, according to the Real Estate Data Aggregator. The pipeline is still moving. It is just a bit slower.

What is happening around the Orlando area

Orlando Real reported that a 76-acre property near Walt Disney World Resort sold for $70 million to make way for the Ovation Orlando development. The plan calls for 670,000 square feet of mixed use shopping and dining space, plus 740 hotel units across three properties.

Orlando Real also reported that the RoseArts District, a $2.6 billion master-planned community in Orlando, will add 5,650 multifamily residential units across 12 buildings. A separate project called The Beacon will bring 115 new affordable housing units to the area. More supply is coming to the broader Orlando market.

On the mortgage side, Realtor.com reported that rates topped 7% for the first time since January 2025, in September 2026. That adds cost for buyers and is worth keeping in mind when you price or negotiate.

In short
  1. Lake Nona prices eased 12.6% year over year, yet 141 homes sold and sellers still closed at 97.6% of list price.
  2. The market is active, but buyers have more choices and more time.
  3. Pricing carefully and negotiating well matter more than they did a year ago.
