Groveland buyers are still price sensitive
Realtor.com found that 20.4% of listings nationwide saw a price cut in August 2026. That is nearly 1 in 5 sellers who had to lower their number. In Groveland, the story is similar. Price carefully from the start, and you have a real chance. Price too high, and buyers will wait.
The Real Estate Data Aggregator counted 192 homes sold in ZIP 34736 in the three months ending July 31, 2026. On average, those homes sold for 98.9% of their list price. That is up 0.4 points from the same period a year before. So sellers are getting close to what they ask. But close is not full price.
Only 14.1% of homes sold above list price, according to the Real Estate Data Aggregator. That share is up 3.3 points from a year ago, which is a good sign. But it still means about 6 in 7 homes did not draw a bidding fight. Buyers have choices, and they know it.
Prices are holding, but not racing
The Real Estate Data Aggregator put the median sale price in ZIP 34736 at $390,000 for the three months ending July 31, 2026. That is up 2.5% from the same period in 2025. The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Groveland is keeping pace with the country. Prices are not falling, but they are not surging either.
Homes are moving faster than last year
The Real Estate Data Aggregator shows the median days on market in ZIP 34736 was 47 days. That is 7 days shorter than the same period a year before. Fewer homes are sitting. The Real Estate Data Aggregator also counted 248 homes for sale, down 6.1% from a year ago. Less inventory means buyers have fewer options. That is a small edge for sellers who price right.
Some homes go fast. Most do not.
The Real Estate Data Aggregator found that 24.6% of Groveland homes went under contract within two weeks of listing. That is down 2.2 points from a year before. So roughly 1 in 4 homes moved quickly. The other 3 in 4 took longer. If your home is priced well and shows well, you have a shot at the fast group. If not, buyers will pass.
Realtor.com also reported that pending sales nationally turned negative 0.2% year over year in August 2026. Buyers are cautious everywhere, not just in Groveland. That makes the local pickup in sales volume, up 9.1% per the Real Estate Data Aggregator, worth noting. More homes are closing here than were a year ago.
