Clermont prices held steady even as sales picked up

The one fact that changes what a Clermont homeowner should do right now: prices did not slip even as sales rose. That means demand is real, not just noise.

These numbers cover the three months ending July 31, 2026. They come from two ZIP codes that make up most of Clermont: 34711 and 34714.

Prices held in 34711, rose in 34714

The Real Estate Data Aggregator counted 247 homes sold in 34711 in the three months ending July 31, 2026. That is up 6.9% from the same period a year before. Yet the median sale price stayed at $445,000, unchanged year over year. More buyers showed up, and sellers did not have to cut to close.

In 34714, the Real Estate Data Aggregator counted 260 homes sold, up 15.6% from a year earlier. The median sale price there rose to $450,000, up 4.4% year over year. Both ZIP codes moved in the same direction: more sales, prices holding or rising.

Buyers are moving faster

In 34711, the Real Estate Data Aggregator found that 29.2% of homes went under contract within two weeks of listing. That share is up 8.1 points from a year before. Nearly 3 in 10 homes did not sit long at all.

In 34714, that share was even higher: 35.4% of homes went under contract within two weeks, up 5.7 points year over year. More than 1 in 3 homes found a buyer quickly.

Not every home sold above asking

In 34711, the Real Estate Data Aggregator found that only 8.5% of homes sold above list price. That share actually fell 1.9 points from a year ago. Most homes sold at or below list.

In 34714, 16.2% of homes sold above list price, up 8.6 points year over year. That ZIP code saw more competition. Still, more than 8 in 10 homes there did not go above asking.

The average sale-to-list ratio was 97.9% in 34711 and 99.1% in 34714, according to the Real Estate Data Aggregator. Sellers got close to their asking price in both areas, but bidding wars were not the rule.

Pending sales point to more closings ahead

The Real Estate Data Aggregator counted 288 pending sales in 34711, up 26.3% from a year before. In 34714, pending sales reached 302, up 16.6% year over year. Both numbers suggest closings will stay active into the next period.

Supply is tighter in 34714

The Real Estate Data Aggregator put months of supply at 5 months in 34711, down 0.5 months from a year ago. In 34714, supply sat at 3.5 months, nearly unchanged year over year. Lower supply tends to support prices.

Homes for sale in 34711 fell 3.1% year over year to 400 homes, per the Real Estate Data Aggregator. In 34714, homes for sale rose 18.8% to 297 homes. More choices in 34714, but homes there are still moving quickly.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Clermont's 34711 held flat on price over that same stretch, while 34714 rose 4.4%. Clermont kept pace with or beat the national trend.

Rates are a real factor right now. CNBC reported the average contract rate for 30-year fixed mortgages with conforming loan balances reached 7.30% as of September 30, 2026. Realtor.com reported that Freddie Mac put the 30-year fixed rate at 7.03% around the same time. Higher rates slow some buyers down. That is worth knowing as you plan.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is the country, not Clermont. But it is a reminder that pricing a home well still matters.

One more thing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP code around it. If your home is on a block with its own story, the ZIP code average may not tell you much.
