Clermont Homes Under $400K Sold Faster and Gave Up Less
I pulled every lived-in home that sold or came off the market with no sale in Clermont, through September 28, 2026. Five price ranges, one question: which one gave sellers the best shot? I ranked them by the share that gave up, from fewest to most. The answer at the top is not the one most people expect.
- 1$550K to $650K2.6%
- 2Under $400K3.3%
- 3$450K to $550K3.3%
- 4$400K to $450K5.9%
- 5$650K and up6.5%
- Under $400K moved quickest. The typical home in that range found a buyer in 33 days, the fastest of any price range.
- Fewer gave up under $400K. Only 3.3% of those sellers walked away with no sale.
- Over $650K carried the most risk. That range had the highest share that gave up, at 6.5%, and the longest wait, at 62 days.
- For a seller who wants the best odds, under $400K wins it.
Under $400K sold in 33 days and almost nobody gave up
Homes priced under $400K found a buyer in 33 days at the middle. That is 13 days faster than the $450K-to-$550K range and 29 days faster than the $650K-and-up range. Speed matters because every extra week on the market is another week of carrying costs and another week of buyers wondering what is wrong.
Only 14 sellers in the under-$400K range came off the market with no sale, out of 408 who sold plus 14 who gave up. That is 3.3%. The whole Clermont market ran at 0.4 homes that gave up for every 10 that sold. The under-$400K range stayed right at that pace. The sellers most likely to finish with a check, not a canceled listing, were the ones priced under $400K.
They also held their price well. The typical under-$400K home sold for 97.3% of what it first asked. The market overall came in at 96.1%. That 1.2-point gap is real money on a $340,000 sale.
| Under $400K | $650K and up | |
|---|---|---|
| Middle sold price | $340,000 | $732,500 |
| Middle days to sell | 33 | 62 |
| Got of first asking price | 97.3% | 94.1% |
| Share that gave up | 3.3% | 6.5% |
The $650K-and-up range had the most sellers walk away with nothing
At the top of the market, 19 sellers came off with no sale out of 272 who sold plus 19 who gave up. That is 6.5%, nearly double the rate of the under-$400K range. The typical home there also sat for 62 days before finding a buyer, and sellers ended up at 94.1% of what they first asked.
The $400K-to-$450K range is the quiet surprise. It sits right in the middle of the price ladder, but its give-up rate, at 5.9%, is higher than both the range below it and the two ranges above it. That is not what most sellers expect when they price in what feels like a safe, popular spot.
The $550K-to-$650K range actually had the lowest give-up rate of all five, at 2.6%. Only 5 sellers there came away with nothing. But those homes still took 53 days to sell and got 95.8% of what they first asked. A low give-up rate does not always mean a fast or easy sale.
What this means if you are selling or buying in Clermont right now
If you are selling, the price you pick on day one shapes everything that follows. Right now, 61% of the 456 homes for sale in Clermont have already dropped their price, and the typical cut is $24,450. That is money left behind because the first number was too high. The data says the sellers who held their price best were the ones who started in the right range for their home, not the one they hoped for.
If you are buying, the under-$400K range moves fast. The typical home there found a buyer in 33 days, so waiting to decide is a real cost. Homes priced $650K and up give you more time, 62 days at the middle, and sellers in that range ended up at 94.1% of their first asking price, which leaves more room to negotiate. The 30-year fixed-rate mortgage averaged 7.03% as of September 24, 2026, up from 6.95% the week before, according to Freddie Mac's weekly rate survey. That rate affects what you can afford and how hard you can push on price, whichever range you are shopping.
